Step 2. We match you with builders, then you compare

After we review your project, we try to match you with builders who may serve your area and project type. This can include modular home builders, manufactured home dealers or installers, prefab companies, or ADU builders, depending on your needs.

You compare the options. Ask each builder what they handle and what is not included.

  • Factory build versus on-site work
  • Foundation type, such as slab, crawlspace, or basement
  • Permits, utility hookups, and other site work
  • Delivery, crane set day, and finish work
  • Estimated price, payment schedule, and timeline

Step 3. Plan carefully, then choose and verify

Before you sign anything, review each quote and scope in writing. Make sure you understand the home type and code. For example, manufactured homes are built to the federal HUD code, while modular homes are built to state or local code, often the IRC, then set on a foundation.

Ask who is responsible for the full project. Some builders handle more of the process. Others only provide the home or set the modules, while separate crews handle permits, site prep, foundations, porches, garages, or utility connections.

  2. Confirm what is included, excluded, and allowed by your local zoning.
  3. Ask about financing options, such as construction-to-permanent loans or, for some manufactured homes, chattel loans.
