Disclaimer
ModPath Homes is a free matching and guide service. We help homeowners learn about modular, prefab, manufactured, and ADU projects, then compare local builders. We are not a home builder, manufacturer, contractor, architect, engineer, lender, insurer, or licensed building professional.
What ModPath Homes does, and does not do
We provide information and a free way to get matched with independent builders or related companies near you. You review your options and decide who, if anyone, you want to contact or hire.
We do not build homes or manage construction. We do not sell a house model, prepare stamped plans, pull permits, perform site work, set modules, install foundations, or supervise crews. Any contract for design, manufacturing, delivery, site work, foundation work, utility work, crane set, finish work, or warranty service is between you and the company you choose.
You can learn more about how our service works at How It Works or request matches at Get Matched.
No guarantee of price, timing, approval, or results
Information on this website is general education only. It is not a quote, bid, estimate, scope of work, engineering advice, legal advice, tax advice, lending approval, permit approval, or a promise that a project can be built on your land.
Costs and timelines vary. They depend on the home type, size, floor plan, finishes, factory schedule, delivery distance, local code, land conditions, foundation type, utility access, site work, permits, weather, labor, and the builder you choose. Because of that, ModPath Homes does not guarantee any cost, monthly payment, completion date, savings, financing approval, permit approval, or project outcome.
Before work begins, ask the builder for a written contract that clearly states scope, price, allowances, exclusions, payment schedule, change orders, estimated timeline, warranty terms, and who is responsible for permits and inspections. You may also find our general education pages helpful, including Costs, Guides, and Models.
Your responsibility before hiring a builder
You are responsible for choosing whether to contact, interview, or hire any builder or other company. We strongly recommend that you verify important details yourself before signing anything or paying a deposit.
- Verify the builder's state and local license, if required in your area.
- Verify active general liability and workers' compensation insurance.
- Ask who is responsible for permits, inspections, site work, foundations, utility connections, transport, crane set day, and finish work.
- Confirm whether the home is modular, panelized, prefab, manufactured housing built to the HUD code, or an ADU project, and ask which code and inspections apply.
- Review the contract carefully and keep signed copies of all documents.

Information we collect and contact consent
When you use our forms, we collect project details and contact details so we can respond and try to match you with relevant builders or related companies. This may include information such as your name, phone number, email address, property zip code or project address, project type, budget range, timeline, land status, and basic notes you choose to share. We do not ask for or collect financial account numbers through our matching form.
By submitting a form, you agree that ModPath Homes and matched builders or service providers may contact you about your project by phone call, text message, and email, including through automated technology where allowed by law. This consent is collected on the form in a TCPA-style disclosure. Your consent is not a condition of using our service or buying anything. You may opt out of marketing texts or emails at any time by using the instructions in the message or by contacting us.
Please do not send highly sensitive personal information through website forms. If a builder later asks for loan or payment information, review that request carefully and deal only with the company you choose to work with.
Third-party matches, site content, and limits of liability
Builders and other companies in our network are independent third parties. A match, listing, or introduction does not mean ModPath Homes endorses, employs, licenses, supervises, or guarantees that company. Availability varies by area and project type, and we may not be able to provide a match for every request.
Website content is provided for general informational purposes. Building rules differ by state, county, city, HOA, lender, and utility provider. For example, foundation rules, transport limits, HUD code versus modular code requirements, and ADU rules can be different from one area to another. Always confirm current requirements with the builder, your local building department, and other licensed professionals you hire.
To the fullest extent allowed by law, ModPath Homes is not responsible for losses, delays, defects, code issues, permit issues, financing decisions, inspection results, or disputes arising from work performed by third parties. Your main protection is careful comparison, written contracts, and verifying licenses and insurance before work starts.
