We help homeowners share project details and compare builders, but you choose who to contact, who to hire, and whether to move forward.

1. What ModPath Homes does

ModPath Homes is a free guide and matching service for U.S. homeowners interested in modular, prefab, manufactured, and ADU projects. We help you learn about common building paths and connect with builders or related service providers that may serve your area.

We do not build homes, sell homes, prepare stamped plans, pull permits, perform site work, arrange inspections, or manage construction. Any builder, manufacturer, dealer, installer, architect, engineer, lender, or other company you speak with is a separate business.

2. Information you give us and contact consent

When you use our forms, you may give us project details and contact details so we can respond and try to match you with builders or other relevant providers. This may include your name, phone number, email, property ZIP code or address, land status, project type, budget range, timeline, and notes about your project.

We do not ask for or need your bank account number, debit card number, or other financial account numbers to use our matching service.

By submitting a form, you agree that ModPath Homes and the builders or providers we match you with may contact you about your project by call, text message, or email, including through automated technology where allowed by law. Your consent is not a condition of using our service or buying anything. You may opt out of marketing emails or texts at any time, and you can ask us not to share future requests.

Please give accurate information. If your details are wrong, a builder may not be able to assess your project correctly.

3. No guarantee of builder, cost, timing, or results

We try to make helpful matches, but we do not guarantee that any builder will be available, interested, licensed in your area, or a fit for your project. A match is not a recommendation, endorsement, certification, or promise of quality.

We also do not guarantee any price, savings, financing approval, schedule, set day, permit approval, inspection result, home performance, warranty coverage, or project outcome. Costs and timelines vary based on the home type, model, code requirements, land, utility access, site work, foundation, transport distance, crane access, permits, builder backlog, weather, and many other factors.

Any estimates, guides, or educational content on our site, including pages such as Costs and Guides, are general information only. Your final scope, price, and schedule must come from the company you may hire, in writing.

4. Your responsibilities before you hire anyone

You are responsible for deciding whether to contact, interview, and hire any builder or other provider. Before you sign anything or pay money, do your own review.

  • Verify the builder's license if your state or locality requires one.
  • Verify general liability and workers' compensation insurance.
  • Confirm who handles permits, engineering, transportation, crane set, foundation, utility connections, and finish work.
  • Review the contract scope, payment terms, change-order process, warranty terms, and estimated schedule.
  • Ask whether the home is HUD code manufactured housing, IRC modular, panelized, or another system, and make sure that matches your land and local rules.
