A builder may offer the home itself, site work, foundation work, transport, crane set, permits, or only part of the job. Ask exactly what is included and what is not. This helps avoid confusion later.

6. What is your payment schedule, and what documents will I receive?

It also helps to ask how the builder communicates. If your family prefers simple written updates, translated help, or extra time for review, say that early.

Many delays and cost changes happen because of land and site conditions, not just the house model. Check zoning, road access, well or sewer options, septic needs, grading, flood rules, and utility availability before you commit.

Financing also varies. Some buyers use construction-to-permanent loans for modular homes. Some manufactured homes may use other loan types, including chattel loans in some cases. Loan options depend on the home type, land ownership, lender rules, and your area.
